Every project on the buyer’s list, worked from the developer side down. Which brands still hold stock, who to call, what the unit costs today, and exactly which floors survive the buyer’s rules tower by tower.

Fix these before anyone dials

Three things in the requirement sheet don’t hold up against the developers’ own published data. Each one will waste a site visit if it goes out to a sourcing team as written.

1935 sq ft does not exist at Bestech Park View Sanskruti

Bestech’s own unit schedule for Sanskruti is 1920 / 1995 / 2120 / 2325 / 2475 sq ft. There is no 1935. That size is a DLF New Town Heights Sector 86 size — it looks like the two projects got crossed on the sheet.

The nearest genuine Sanskruti equivalent is 1995 sq ft (3 BHK + servant), asking ₹2.35–2.50 Cr.

“G and H towers only” is confirmed at Bestech Sanskruti, not at DLF NTH 86

Bestech publishes its tower lettering officially — A through H — and the 1995 sq ft type is sold in towers A, B, C, F, G and H. For DLF NTH Sector 86, no source publishes tower letters at all; it cannot even be confirmed that DLF uses letter naming there.

Both corrections point the same way: the G & H + ~1935 sq ft requirement almost certainly belongs to Bestech Sanskruti. One call to the buyer settles it and de-risks the whole search.

The list skips number 7 — it is 23 projects, not 24

Numbering runs 1–6, then jumps to 8. Either a project was dropped in transcription or the numbering is just off. Worth confirming nothing was lost.

Sorted by route: direct-brand first, then the ones worth a call, then pure resale. Open any row for RERA, tower structure, the full contact set with source tier, and the flags. Every number below was read off a real page — nothing is inferred.

Getting Crestmark empanelled

Of the seventeen developers behind this list, only four publish a way in for a new channel partner. The rest need a cold approach through sales or CRM. This is the shortest path to a signed empanelment.

Four traps found during the research. Two are numbers sitting on live, official-looking pages.

+1 (555) 806-6714 Displayed as the “WhatsApp” number on Adani Realty’s live Oyster Grande and Platinum Tower pages. 555 is the reserved North-American fiction prefix — it is un-swapped template data their web team never replaced. Use the toll-free 1800 108 0009 instead.
9910-999-329 Printed as “call for details” inside a DLF New Town Heights brochure PDF rehosted on third-party servers. The brochure carries no brokerage name and its unit sizes don’t match Sector 86. Unattributable and roughly a decade old.
HRERA 660/2017/307 Not a project RERA number. It is SquareYards’ own agent registration, printed site-wide and scraped downstream. It appears identically on at least eight unrelated projects across this list. Never quote it to a buyer.
Dead developer domains emaarindia.com, mapsko.com, spazetowers.com and atshomekraft.com are all parked or for sale. The live ones are in.emaar.com, mapskogroup.com, spaze.in and homekraft.in. Don’t let anyone email the dead ones.

What still needs verifying on the ground

  1. South-facing entrances cannot be screened from any online source. Portal “facing” fields describe the balcony or living-room aspect, not the entrance door. This filter only clears from a sanctioned floor plate or a site visit — treat every shortlist as provisional on it.
  2. Tower-wise floor counts. The “top two floors” rule is tower-specific, and portal floor fields are user-entered and demonstrably wrong. DLF Regal Gardens is the worst case: sources split between 19–20 and 29 floors, and a live 1754 sq ft comp sits on the 17th of 19 — one floor from disqualification. Get a tower schedule from the RWA, society office or developer transfer desk before shortlisting.
  3. RERA registration numbers. The Haryana RERA public search is login/JavaScript-gated and could not be queried programmatically. Only Adani Oyster Grande (37/170/171 of 2017) and the two Emaar Imperial Gardens phase filings were pulled from HRERA’s own servers. Everything else is secondary-source and needs a manual lookup at haryanarera.gov.in before it goes in front of a buyer.
  4. Occupation Certificates. Confirmed for only three: Puri Emerald Bay (21 Nov 2018), ATS Tourmaline (9 Aug 2019) and Microtek Greenburg. Conscient Heritage Max has OC for Towers A and B only — check which tower any unit sits in.
  5. Which tower carries which unit type. Only Adani (1889 sq ft in Towers A, C, F) and Bestech Sanskruti (published tower-wise mapping) disclose this. Everywhere else it has to come from the seller.
